Safety First!

Before beginning any maintenance, ensure the unit is turned off at the thermostat and the power source to avoid accidents.

Gather Supplies

You’ll need a few basic tools and supplies: a screwdriver, a soft brush, a vacuum with a brush attachment, a garden hose, fin comb, and mild detergent.

Clean or Replace the Filters

Start by removing the filters. If they are reusable, clean them with mild detergent and water. Allow them to dry completely before reinserting. Replace disposable filters with new ones as needed.

Clean the Coils

Locate the evaporator and condenser coils. These can accumulate dirt and reduce efficiency. Use a soft brush to remove loose debris, and then vacuum the coils gently. For a deeper clean, apply a coil cleaner following the manufacturer’s instructions.

Check the Fins

The fins on the coils can bend easily, obstructing airflow. Use a fin comb to straighten any bent fins carefully.

Clear the Surrounding Area

Outside units can get obstructed by leaves, grass, and other debris. Clear the area around the unit to ensure proper airflow. Trim any plants or bushes that are within two feet of the unit.

Clean the Condensate Drain

A clogged condensate drain can cause moisture buildup and water damage. Use a wet/dry vacuum to clear any blockages. You can also flush the line with a mixture of water and vinegar to prevent algae growth.

Reassemble and Test

After cleaning, reassemble the unit and turn the power back on. Test the A/C to ensure it’s working efficiently. Regular maintenance can improve performance, reduce energy costs, and extend the life of your unit.
